Master Planned Community in St. George Receives City Council Approval

ST. GEORGE, UTAH—Desert Color–a 3,400-acre master planed community located on SITLA land east of I-15 and Southern Parkway–received approval for its zone plan, master development agreement, and preliminary plat. The St. George City Council unanimously approved the measures which have been nearly two years in the making.

The developer, a joint venture including Clyde Companies, Blue Diamond Capital, and Merrill Trust Group, worked together with St. George City to create innovative solutions for commercial zoning, housing density, parks and open space, nature preserves, trails–including multi-use paved trails and connector trails to existing regional trail system, conservation practices and impact fees.

 

“We are very proud of the work we have done with the City to align our interests,” said Brook Cole, Desert Color’s principal lead. “As developers, we have a vision, and so does St. George City. For many months now we have worked together to develop a unified vision.”

“I appreciate the time and effort that our city staff, planning commission, and elected officials took in working through the Desert Color project,” stated Mayor John Pike. “Everyone, the developers the City and our local residents, wants Desert Color to be something we are proud of and that meets the needs of our growing community.”

 

The vision for how Desert Color moves forward aligns well with Vision Dixie and its principals of smart growth. The mixed-use commercial town center, small mixed-use neighborhood commercial centers, resort-oriented development and distinct residential neighborhoods are interconnected with trail systems, parks, and amenities.

True to its commitment of sustainable growth, the community will start with a measured first phase of 124 residences. This founding neighborhood will include a variety of homes, from single family housing to townhomes. Pricing will start at $250,000.
